Tips on selling your home in today’s market!

Trying to sell your home and can’t find a buyer? Maybe it’s time to review your
strategies and adjust your approach. Be realistic with your sale price and remember, many of the upgrades you considered top-of-the-line, may not be
so well received by potential buyers. Review with your agent to determine
their actual market value, and whether to highlight them in the presentation of the property.

Assess your floor plan arrangement if you are showing a property that is fully furnished. Remove excess furniture items and décor accessories so buyers can get the actual feel and scale of the room.

Consider staging your property with the advice of a professional. Be sure to listen to your agent and act on his advice. Their level of expertise and objectivity can keep your expectations realistically aligned. Set in motion the key strategies to drive foot traffic and reach that ultimate sale. It’s a team effort!

THESE SHOES ARE MADE FOR WALKING!!

Remember one of the ancient sayings from your first-grade teacher? It went something like this: "We learn to do by doing." So . . . from "Chicken Soup" comes this story by John Holt:

"Not many years ago I began playing the cello. Most people would say that what I am doing is 'learning to play' the cello. But these words carry into our minds the strange idea that there exist two very different processes: 1) learning to play the cello; and 2) playing the cello. They imply that I will do the first until I have completed it, at which point I will stop the first process and begin the second. In short, I will go on 'learning to play' until I have 'learned to play' and then I will begin to play. Of course, this is nonsense. There are not two processes, but one. We learn to do something by doing it. There is no other way."

How do we learn to swim? Do we get the basics in a classroom, taught to us on a chalkboard, and then hit the pool like Mark Spitz or Esther Williams? How about riding a bike? Do we study the laws of physics, the effects of gravitational pull, or other Einstein-like theories, and then launch ourselves into the top spot in the "Tour de France?" No - we just fall down and scrape our knees a lot.

Want to add new direction to your life? Begin walking in that direction. Put one foot in front of the other. In other words, "Just do it!" It all begins with your imagination harnessing the power of your mind and the energy of your body. Once you choose a new role for your life, don't learn the part - act the part. One other thing - don't let that "single thorn of experience" deter you!

Energy saving tips..

Milder than normal temps in the Palm Springs area this summer have been a welcome change for our locals and the many tourists that have been enjoying golfing, swimming, hiking and entertaining. Even when the temps start to inch up, you can still keep your energy costs down with a smart and watchful eye. When it comes to your home’s thermostat… set it and forget it.

Try a setting of 81 degrees while you’re out and about, and 75 when you’re back home. Use your microwave exclusively if you can, and leave the oven off. Fill up your refrigerator with food so it will work more efficiently—the fridge won’t warm up quickly when you open the door. Avoid running dishwashers, and washers and dryers during peak hours from 4 to 6pm, and operate with full loads to conserve water and energy. Check and replace air conditioner filters, weather-stripping around windows and doors. Remember to unplug your computers, power chargers, etc. when not in use.

A power strip is an easy way to manage your electronic devices with a quick single switch to power everything on/off. Also, think about reducing the time your pool filter and cleaning sweep operates; adjust the timer to four of five hours of service during off-peak time. You can save a bunch and help conserve our precious resources with a quick household checklist of important action items.
