Coachella Valley Distressed Sales Way Down

The key to the Coachella Valley's recovery has been the rapid decline in distressed sales. Just three years ago distressed sales accounted for 60 percent of all sales. They are now down to only 16 percent. The forecast continues to see distressed sale depletion by the end of the year.

Price Gains Ranked By Coachella Valley City
Year to date, the median price per square foot throughout the valley has risen 23 percent, which is a considerable gain. Measured at the city level the results are widely dispersed with La Quinta leading at 39 percent followed by Indio, Cathedral City and Desert Hot Springs. The two cities lagging behind are Indian Wells and the City of Coachella.

Median Price Per Sq Ft Up in the Valley

The median price per square foot in the Coachella Valley is now 60 percent higher than 22 months ago. The year-to-date- gain for 2013 is 23 percent in just six months! Prices had fallen so low, a small price increase in dollar terms translates to a large percentage gain. Declining distressed sales, which causes median prices to rise faster than the actual rise in the selling prices of individual homes. Higher median prices increase home appraisal prices further reducing the need for short sales.

Important Car Maintenance Tips

Particularly in the hot desert summer months, it is important to practice regular maintenance on your car. You don’t want to be stuck broken down on the side of the road on a triple-digit day! 

 

At least once a month, when the engine is cold, do a visual inspection of the hoses and belts and look for any signs of wear, cracks from the heat, etc. Check to make sure they are on tight and securely fastened. Check your battery! Inspect the battery clamps, cables and terminals to make sure they are tightly connected and free of corrosion. 

 

Pay close attention to any warning lights that may pop up. Immediate and important maintenance may be required. Read your owner’s manual and be aware of what each indicator light means. It could be something extremely crucial that could end up costing you money or potential damage to a component of the car. The “check engine” light could be something as minor as changing an air filter, but it’s always a good idea to have it checked immediately. 

 

Carry water in your car as you are traveling about this season... just in case!
