Monday Morning Real Estate Update 06/30/08

Happy FOURTH OF JULY week!!!!!!!!

Home sales are remaining steady here in the Desert area.  The largest change over the past 60 days has been the huge increase of Escrows.  The high inventory of homes for sale should peak sometime in July.  This is good news for those buyers who are actively looking to purchase right now.  Prices are softer due to high competition and there is a large selection of homes for sale.  The news is not so good for those who are trying to sell due to high competition levels.. 

The national Real Estate market continues to slump with homes sales continuing to decline and new housing starts continue to be very soft.  The Palm Springs Area Real Estate Market continues to be one of the best in the country.

Mortgage Market update!

Rates closed the week down on some products and flat on other.

 

·                     The market is still volatile and rates are changing everyday.

·                     The Fed kept interest rates at 2.00% and 5.00% for the prime rate.  This is what I predicted last week would happen.

·                     Mortgage pricing went on a rally today and things are looking pretty good at week’s end.  We are currently testing levels of support.  I would encourage your clients who may be purchasing in the next 30-45 days to get locked in if they have an offer accepted.  Things are getting good.

·                     Mortgages have shifted a lot in the “jumbo” market and make sure you see the difference for the 30 year fix and 5 year ARM for JUMBO loans!

BE ALL THAT THEY CAN BE?

On a recent A&E Biography segment, Oprah Winfrey was being interviewed. She was asked whether she considered all the competing talk shows to be a threat to her own daytime show. She answered with a personal story about running in a marathon.

It seems Oprah had always had a dream of running in a marathon. She trained for two years to get ready, and she ran her marathon. Oprah explained that, to her, competition was like that marathon. As long as she was hitting her stride with her goal of winning in clear focus, there was no time to consider the competition. She added that just turning her head backward to see how close competing runners were to her position was enough to rob her of energy needed to win the race.

Oprah's view of the competition brought to mind the U.S. Army recruiting slogan: "Be all that you can be!" Note that it doesn't say, "Be all that THEY can be!" Even when your competition has a recognizable face, why would you want to be them? If you want to improve yourself, speed up your achievements, or earn more money, why not just better your own time? Comparing yourself to others is a waste of precious time and energy.

Realizing your dreams requires a roadmap. First, you decide on a destination - your dream. Next, you choose a route. For Oprah, that involved hiring a personal trainer, improving her aerobic capacity, and adding strength training to her daily regimen. It also helps to identify some stops or landmarks along the way to help you measure your progress. Finally, you apply all your energy to running the race - and achieving your dream.

Oprah's dream was to run a marathon. What's yours?

It’s toasty!  but finally we are getting some relief of the heat wave we have been dealing with for the last two weeks. 

Have the temperatures scared away the buyers?  No, so far we are still in line with my forecast. The latest numbers of our local housing market are indicating that the inventory is dropping.  This means: Less inventory, more demand = prices are going up for the desert.

Mortgage Market update!

Rates closed the week down on some products and flat on other.

 

·                     The market is still volatile and rates are changing everyday.

·                     Get a Good Faith Estimate from your lender when shopping for a mortgage to understand the costs involved with paying points or not paying points.

·                     After coming off the poor performance week in the market mortgage pricing has gotten better this week with a more than 100 bps increase in the market.

·                     In other news, oil prices bumped higher once again after news of a potential strike at a Chevron plant in Nigeria, which is Africa's largest oil producing nation. If oil prices continue on their current path, it may apply selling pressure to both Stocks and Bonds.

·                     I’m predicting that if inflation continues to be a concern interest rates will rise.

TRAVELLING AT WARP SPEED?

Familiar with the speed of light? According to science books, light travels at a speed of 186,000 miles per second. That's been common knowledge for years. Now, however, scientists have discovered in experiments that light may travel many times faster. In fact, tests seem to show that light may travel so fast that it arrives BEFORE it even leaves its source.

Business now travels at the speed of the Internet. "Fast Company" magazine reports up-to-the-nanosecond business techniques. You're connected . . . we're connected . . . we're all moving at warp speed!

Whoa! Stop! Put on the brakes. If you're feeling overwhelmed at the breakneck speed of your business . . . and your life . . . take heart. There's a solution, but you must make space for it. Some call it checking out. Others call it meditation. Some describe it as needing "some space" or "quiet time." The name is not important, but the practice is.

Into each day, schedule a time when you can be alone for 15 - 30 minutes. Mornings may be best when the house is quiet. Close your eyes and practice thinking absolutely nothing. If images, worries, or business schedules keep popping into your mind, practice making them go away. Some picture a blank movie or TV screen. If an image pops onto the screen, mentally turn off the TV and watch the screen go blank.

Wow what a game yesterday !

Just when Tiger Woods couldn't possibly make magic happen again, he did.

As millions watched, Tiger rolled in a 12-foot birdie putt on the final hole to force an 18-hole playoff today with Rocco Mediate for the 108th U.S. Open.

Speculation has it that mortgage interest rates could begin edging upwards by mid to late Summer.  With the current soft home prices and attractive interest rates, we may certainly be at the very best time to purchase a home.

Mortgage Market update!

Bond prices and home loan rates started last week to the upside, as Wachovia announced they were removing their CEO and Stocks faced some selling pressure on the news, moving money into Bonds and helping rates improve. But the rally was very short lived, as Wednesday's "unofficial" Employment Report by giant payroll processor ADP indicated 40,000 new private sector jobs were added in May...and while this good economic news gave Stocks a boost, it pulled money right back out of Bonds and caused home loan rates to rise. Thursday's positive economic news that unemployment claims for the week were lower than expected caused Bonds and home loan rates to worsen even further, as traders began to speculate on what the "official" Jobs Report by the Department of Labor would contain.

And on Friday morning, along came the big enchilada, the monthly Jobs Report. The Unemployment Rate increased to 5.50%, up from 5% last month - the largest jump since February of 1986. This was much worse than the market expected. And remembering that bad economic news tends to be bad news for the Stock market, but good news in turn for the Bond market, the news was positive indeed for Bonds and home loan rates - helping them to end the week relatively unchanged.

YOU'RE THE PHOTOGRAPHER!

Most people, when they have their camera in hand, take snapshots of other people or things. The focus is on anything and everything outside themselves. What many don't realize is that they also have a super high-resolution camera in their minds.

The words of William James are not new. They've been said before in many forms, i.e. "As a man thinketh, so is he," or "You are what you think about all day long," or "A man is what his thoughts make of him."

By simply framing a picture in your mind of the person you would like to become, then acting like that person - you ARE that person! I believe it was Zig Ziglar who said it this way: "Fake it 'til you make it!" In other words, just by "acting" like the person you want to be, you actually become that person.

Likewise, we often create our own limitations by creating small pictures of who we are. In the words of Michelangelo (1475-1564), "The greater danger for most of us is not that our aim is too high and we miss it, but that it is too low and we reach it."

Why not take a closer look at the image you've created of yourself? Is it in focus? Does it portray the person you really want to be? Should you "zoom" in for a closer look, or go "wide angle" to broaden your horizons?

Your life is whatever you imagine it to be. Create a masterpiece!

So far, the beginning of the summer has been great here in the Desert.  A lot of home buyers who were here during the season are coming back to find their summer deal. 

As I said last week, in generally the summer months here in the desert is a great time to find summer deals. Because of less traffic/visitors sellers are reducing their homes by 5%-10%.

Mortgage Market update!

Rates closed the week up on some products and flat on other.

 

·                     Unemployment rate is up to 5.5% from 5.0% last month

·                     The half point raise was the biggest jump since February of 1986

·                     Oil prices continue to rise and started the day at $136 per barrel.  Watch this as inflation causes interest rates to increase.

·                     It’s NOT all bad though… the stock market lost some of its gain today which is good for mortgage pricing.  We’ll see how things play out this week.

WHICH ONE ARE YOU?

Some of the best minds suggest that when you have a dream, you should keep it to yourself. You should set about quietly achieving your dream, but without sharing it with others. Their reasoning is that when you share your lofty goal, you open yourself up to the ridicule and criticism of those who say, "It cannot be done." This is distracting, and can negate your efforts.

Avoid the crowd who says, "It cannot be done." Instead, spend time alone giving your dream a form. Imagine what it will feel like when your dream has been achieved. Picture it happening. Decide what actions you must take to set your dream in motion. Finally, "just do it!"

You'll find that you don't need the adulation of others when your dream becomes reality. Just knowing that you caused it will be enough. True - others will wonder how you accomplish so much in life, while they seem to struggle for the slightest movement forward. So be it.

As the Disney theme song says, "When you wish upon a star, makes no difference who you are. Everything your heart desires will come to you!"

June is upon us  and 2008 will be half over. Where does the time go?

The first 6 months of the year were record breaking with historic low interest rates, foreclosure bargains and a strong Canadian Dollar.

Don’t think it’s all over!  If the season ends here and the summer is knocking there are less buyers (competition) and more motivated sellers. In generally the summer months here in the valley is a great time to find even more great bargains. Most of the these home are being reduced by 5%-10%,which could result in thousands of dollars in extra savings.

Mortgage Market update!

Rates closed the week up by about .250% across the board on all products.

 

Inflation is the arch enemy of bonds, and can cause rates to jump instantly on even a whisper of the word. Inflation erodes the fixed rate of return by bond holders enforcing bonds to raise their rates to attract investors. Stay tuned until next week, and keep your fingers crossed for a reversal and rally in rates back down.

HAVE NO REGRETS!

Have you ever made big plans to strike out in a new direction? Maybe you've dreamed of a better education, a new career, or the magic of some far away wonderland where life seems to come alive. You checked out your idea, researched all the possibilities, made plans, told your friends and family, and took the risk.

Soon after beginning your quest, however, maybe you realized it wasn't for you. Guilt or embarrassment may have set in, and you weren't sure what to do. After all, you already told everyone about your grand plans, and now what would they think of you for making a 180º turn in midstream?

John Greenleaf Whittier, in his well-known poem "Maud Muller," wrote "For all sad words of tongue or pen, the saddest are these: It might have been!" His message? Take a risk! Strike out on your own if that be your desire. Give it a try! Don't be afraid! In other words, don't let fear rob you of the opportunity to learn what "might have been."

Better to take the chance and have no regrets, than to fear giving it a try. If you later find, to your chagrin, that the new direction is not right for you, try looking, as did Dorothy, in your own backyard. Very often, everything you needed to be totally fulfilled already existed at your beginning point.

Remember - "There's no place like home!"
