Monday Morning Real Estate Update 05/26/08

A Happy Memorial Day to all of you,

After a heat wave last week, the temperatures are back to normal again. Today should be a great day to be with our families, celebrate freedom and remember those who gave us freedom.

Memorial Day was originally called Decoration Day. It is a day of remembrance for those who have died in the service of our nation.  Waterloo N.Y. was officially declared the birthplace of Memorial Day by President Lyndon Johnson in May 1966, but it's difficult to prove the origins of the day. There is also evidence that a women's group in the South decorated graves before the end of the Civil War. In either case, Memorial Day has had numerous starts due to the human need to honor the dead. Though some people think it's a day to honor any and all dead, Memorial Day is intended to honor those who have given their all in service to our country.

The American Hero

To capture our hearts with a spirit so true

Some proudly are soldiers who march in harm’s way
Insuring our freedom, courageous they stay

While others come forth as civilians so brave
Determined in purpose, so steadfast to save

We should always keep clear a place in our heart
For each has a value beyond precious art

Their duty to country will not be surpassed
Please honor their courage, for some it’s their last

We live in a world which can be hard to bear
We are thankful for these people, how greatly they care

Do ponder new heroes and what they will face
And pray for their safety no matter their place

Our heritage brings out the best, we all know
Our great book of heroes is destined to grow.

COULD YOU IMAGINE?

Imagine that you lived 50 years before the birth of Christ. What if one of the educated sages suggested that if you traveled to the ends of the known world he could still carry on a conversation with you? What would you say to him? No doubt, "That's impossible!!!" would have been your answer. Yet, even then, radio sound waves existed. They were undiscovered, but they existed.

What if someone said it were possible to travel to the moon and back? Same answer - "Impossible!"

Would your answer to those questions be the same today? Think how often we fail to set goals for ourselves because we believe them to be "impossible". We won't even dare to try because of the artificial limitations we place upon ourselves. Just because we haven't seen or heard of something being accomplished before, we assume it to be impossible.

So . . . what would you like to accomplish? What steps would you need to take to bring your objective to fruition? The solution, the realization of, the path to your objective already exists - it just lies hidden at the present moment. Because it is not in sight, however, is no reason to assume it is not within your grasp.

Sometimes it is necessary to "let go" of the limitations that hold us back. In letting go of the need to control the outcome, we allow our desired objective to approach us without hindrance. If it sounds a little deep and complex, it's really not. For more on this fascinating concept, pick up a copy of Wayne Dyer's "Wisdom of the Ages."

Golf tips

Long Bunker Shot

 

1. Take your normal stance and play the ball off of your left heel.

2. Use a 8 or a 9 iron(depending on distance and personal preference) and open slightly just as you would your sand wedge.

3. Swing from outside to in cutting across the ball.  Make sure once you make contact with the sand that you follow through.  If you do not, the ball will not make it out of the bunker.

 

Know the Rules of Golf

 

Everyone who plays golf(especially those who play competitively) need to know the rules of golf.  The rules can be somewhat confusing but not knowing them can cost you stokes or even a match.  I suggest everyone invest in the 2008 edition of the Rules of Golf and give it a read.  Not only will you learn something but you will also see  changes to a few of the rules.  The first is the penalty for hitting a wrong ball in a hazard.  Now if you hit the wrong ball in a hazard(including bunker), the penalty is two stokes or loss of hole in match play.  The old rule you could basic hit a bucket of wrong balls from a hazard and not be penalized.  Other rule changes are penalties for carrying a non-conforming club(Rule 4-1) and accidentally deflecting your partners ball(19-2).  The penalty for carrying but not using, a nonconforming club is now two stokes per hole, with a maximum of four penalty strokes per round.  Previously, it was disqualification.  As for Rule 19-2, if you, or your caddie or your equipment accidentally deflect your or your partners ball, the penalty is one stroke in both match and stroke play.  It used to be loss of hole in match play and two strokes in stroke play.  If you would like to learn more about the Rules of Golf, consult you local PGA Professional to clarify any questions.

10 Things You Should Know Before Buying a Home

1. Before you start looking for a home, get pre-qualified for a loan. Banks, credit unions, and mortgage bankers make home loans; mortgage brokers process loans through a variety of lenders. The lenders will take an application, process the loan documents, and see the loan through to the funding stage.

2. If you have marginal or bad credit, consult your lender. You may be able to qualify for a loan depending on how long ago and what reason(s) caused the bad credit.

3. You will need a down-payment. Down-payment requirements vary depending on the type of loan. Many down-payment assistance programs exist. These programs may loan or grant you the funds necessary for the down-payment. Consult with a lender about programs available in your area.

4. You will need funds for closing costs. Closing costs are charges for services related to the closing of your Real Estate transaction. They include, but are not limited to: Escrow fees, title policy issuance fees, mortgage insurance fees, fire, flood, and homeowners insurance, county recorder fees, & loan origination fees. Consult your lender for an actual estimate of these costs.

5. Some loans have "points" and some do not. A point is a loan origination fee equivalent to 1% of the loan amount. Together with the interest rate, they constitute the yield on your loan for the lender.

Sign Here 6. Mortgage rates can be fixed or adjustable. Which one is right for you depends on whether mortgage rates are at a high or a low point when you purchase, and on how long you plan to live in the home.

7. There are two main types of loan categories.
Conventional Loans. Conventional mortgage loans are available with fixed or adjustable interest rates.
Government Loans. These include FHA fixed and adjustable rate mortgage loans, and VA fixed rate mortgage loans.

8. If you are a low-to-moderate-income homebuyer, there are special programs designed to help you. These loans are available through private lenders, as well as local and state housing agencies.

9. You may have to pay mortgage insurance. Mortgage insurance protects the lender from potential loss if you should default on your mortgage loan payment. Mortgage insurance is always required on FHA mortgage loans.

10. Many organizations offer home loan counseling to prospective homebuyers. They will cover home selection, realtor services, lenders, loan programs, homeownership responsibilities, saving for a down-payment, and other important pieces of information.

For many Americans, "coming up" with a down-payment for their first home purchase can be a major roadblock -- and quite often the reason for renting, rather than owning, a home.

A "down-payment" is the difference between the home's purchase price and its mortgage amount. This percentage of the sale price must be paid up-front and can vary by lender, location, and loan program. A higher down-payment generally translates into lower loan interest rate requirements.

Typically, a down-payment comes from personal cash savings, but it can also be a gift that is not to be repaid, or a borrowed amount secured by assets.

While conventional loan down-payments may be close to 20% of the sale price, government loans typically have lower down-payment requirements. This allows potential homebuyers who normally cannot meet down-payment requirements an opportunity to qualify for a mortgage. Keep in mind that down-payments that are less than 20% of the sale price typically require mortgage insurance payments.

Down-Payment Assistance Programs

Fortunately, there are programs and organizations that can help you with your down-payment requirements:

Government Loan Programs - Federal Housing Administration (FHA) and the Department of Veterans Affairs (VA) may offer assistance in paying your up-front cash requirements. These programs can significantly reduce your down-payment requirements. You may also want to contact your local Department of Housing and Urban Development (HUD) Community Builders to find out what local down-payment assistance programs are available.

State Housing Authorities - State agencies may offer down-payment assistance programs in your state.

Private Mortgage Insurance - Private insurance companies that offer you the opportunity to finance some of your down-payment requirements. This allows lenders to accept lower down-payments than they would normally allow.

Summer started early in the Coachella Valley with record-breaking heat Sunday, but a cooldown isn't far away, forecasters said. A warm air mass over the area is responsible for the high temperatures, but an area of low pressure will move in later in the week to cool things down.          
High temperatures today are expected to be 106 to 111 degrees, which could break the 1986 record of 108 degrees.        
                                                                                                                                              They are expecting by Wednesday temperatures to drop back into double digits and could be in the 80s by Thursday.

The heat wave has not scared the home buyers away. Due to historic low interest rates, a very strong Canadian dollar
